Challenge

Embarking on the Lennon Mills project, Akt. Project Management faced a unique set of challenges, emblematic of our diverse expertise in contract superintendency, design management, and development management services. Our task: to support the client development team with preparing the early works package, design management, along with coordinating the design and construct tender package.

The project’s proximity to key stakeholders such as MET rail and VicTrack added layers of complexity, requiring a nuanced approach in the project’s delivery strategy. This delicate balancing act was further intensified as the project was awarded and commenced amidst the unprecedented challenges of the COVID-19 pandemic.

Our strategy to preparing the Principal Project Requirements (PPR) package required a balanced approach. Such as addressing major site contamination along with the ambitious scope of constructing eight new warehouses and an extensive office space sympathetic to the existing heritage flour mill building and iconic silos.

Despite these hurdles, our team’s resilience and adaptability were on full display, showcasing our capability to proactively support the client team manage development intricacies while adhering to our commitment to heritage preservation and commercial outcomes.
