Challenge

Embarking on the Lennon Mills project, Akt. Project Management faced a unique set of challenges, emblematic of our diverse expertise as industrial construction consultants and providers of industrial design management and industrial logistics advisory services. Our task was to support the client development team with preparing the early works package, industrial construction design management, and coordinating the design and construct tender package.

The project’s proximity to key stakeholders such as MET rail and VicTrack added layers of complexity, requiring a nuanced approach to the project’s delivery strategy. This delicate balancing act was further intensified as the project was awarded and commenced amidst the unprecedented challenges of the COVID-19 pandemic.

Our strategy for preparing the Principal Project Requirements (PPR) package required a balanced approach, addressing major site contamination along with the ambitious scope of constructing eight new warehouses and extensive office space. This needed to be sympathetic to the existing heritage flour mill building and iconic silos.

Despite these hurdles, our team’s resilience and adaptability were on full display, showcasing our capability to proactively support the client team in managing development intricacies while adhering to our commitment to heritage preservation and commercial outcomes.
